Smell – Not only should you make sure that everything looks great but that it also smells great. Ideally if you have pets you should try and arrange for someone to look after them whilst viewings are taking place.

Outside space – This is often a major selling point, so treat the outside of your property in the same way as you would treat the inside. Remember first impressions count.

How long will the sale take to complete?

There are a number of factors that can affect the speed at which the sale goes through but normally we would expect a straightforward purchase to take around 8 weeks to complete.

What is the difference between a list price and a sale price?

The list price is the price a property is currently listed for sale at. The sale price is the price a property is sold at.

While we don’t officially endorse any firm we can provide you with guidance depending on the type of property that you are looking to buy and the price that it is on the market for.

What documents do I need to provide you with?

All we need from you is two forms of identification (one confirming your name and one confirming your home address) and an Energy Performance Certificate (EPC).
